This tier level is designed for the DIYer with a limited budget. Some folks want access to MLS, but want to handle other aspects of the marketing and transaction on their own. Tier 2 clients receive all Tier 1 services as well as access to MLS and other services.

Control
In Pennsylvania, sellers control of how much commission should be offered to real estate agents. In the tiered-service approach, the seller can choose which level of service is appropriate and how much, if any, commission should be offered to the buyers agent. The tiered pricing above refers to commission to the listing/transactional real estate agent and does not include commission paid to buyer agents.
In some cases, the seller has secured a buyer of their property, but could use some assistance in managing the transaction. This is the perfect scenario for the tier 1 level of service. In this case, the seller receives all of the assistance necessary to get to the finish line of a real estate transaction. The seller will have access to all of the necessary forms and contracts necessary to enter a purchase contract, the seller will have assistance in managing the title company, insurance company and lenders involved with the transaction and receive education along the way concerning the deal.
Reduce Transaction Costs
In scenarios where the seller wants to avoid transaction costs, but would like access to MLS for marketing purposes – the tier 2 level of service may be best. With this level of service, the seller can expect all of the services provided in the tier 1 category as well as a listing published in the local multiple listing service. The seller will have the option for showing app integrations where the seller can have control of showings as well as analytics from those showings.
Maximize Market Exposure and Delegate
For situations where the seller wants to maximize market exposure and get the highest possible price for their property, tier 3 is recommended. Leave everything to High Hill Realty. You will receive all of the tier 1 and 2 services as well as much more. You will receive an in-person consultation with a competitive market analysis presentation. During the presentation, the agent will provide you with insight into recent relevant sales, current listings and recommendations on how to best market your property. The discussion will focus on maximizing the number of view, showings and offers made to purchase your property through a comprehensive marketing strategy and campaign.
The marketing strategy will focus on targeting the appropriate audience with touch points that emphasizes the positive characteristics of the property.
In doing so, your package will include professional third-party photographs, computer generated 2D and 3D floor plans, drone imagery (for properties listed above $500k), videography marketing clips and professionally written narrative commentary.
Once listed, the advertising campaign will extend beyond MLS to other platforms, including realtor.com, Zillow and other real estate sites.
High Hill Realty will provide an open house, which will include a $250 marketing budget. This may include give-a-ways during the open house or print marketing advertising such.
A high level of communication will be provided in this tier of service, including multiple offer analysis.
